Will solar mesh make my rooms darker?
A little. Solar mesh is denser than standard fiberglass, so rooms look slightly dimmer and the view a bit softer. Many people use it only on south- and west-facing windows and keep standard mesh elsewhere.

Yes. If your community has a gate or rules about exterior changes, mention them when you book.
